Guarantee Period
〈Residential
houses (including those also used for businesses)〉
Guarantee expires 11 years from the date construction was
completed (the date of issuance of Certificate of Completion) (hereinafter
referred to as “Contract Date”); the coverage begins on the day the
investigation and reinforcement work are completed.
Guarantee expires 11 years from the Contract Date; the coverage
begins on the day the home is handed-over to the client.
(The guarantee may end at different times for neighboring homes.)
Note: For ready-built homes to be handed over to a third party,
the Guarantee expires 11 years from the date of transfer (according to the Warranty
Issue Request Form) 【10-year
warranty setting forth the date of expiration】or 11 years
from the Contract Date. The transfer must take place within 2 years from the
date of issuance of Certificate of Verification of Building Construction.
〈Apartment
buildings/Rental housing〉
Regardless of sectional ownership, the guarantee is limited to
those handed over within 1 year from the Contract Date, with coverage beginning
on the day the investigation and reinforcement work are completed. Also note that the guarantee period expires
10 years from the date of transfer set forth in the Warranty Issue Request
Form.
【Special
Approval Contract】~For
residential houses (including those also used for business) and ready-built
homes where two years have passed since the completion date of the construction~
Guarantee is possible provided that the property has received the
required investigation at the expense of the housing business and has met the
required standard within the guarantee liability period. To provide the home purchaser with 10-year
guarantee in such cases, the guarantee fee is calculated as: Guarantee Fee/10
(years) x guaranteed period. Warranty
will be issued based on the “investigation completion date” (when no
reinforcement work is necessary) or the “construction screening completion
date” (when reinforcement work is necessary), unless otherwise requested. (The address of the building will appear on
the warranty as “location”.)
〈Guarantee for
an entire land〉 One &
Only
Guarantee expires 12 years from the date the land was handed over;
the coverage begins on the date of the commencement of the land
development. (Extendable for an
additional fee.)
*Guarantee extension must be applied for no less than 2 months
prior to the expiration of the guarantee period. (Extension is up to 30 years.)
The property must receive the requred investigation by the
designated investigators at the expense of the housing business and meet the
required standard.
